Anlin Bayview Monte Verde

Hello Tom, I am considering having a company called Luxem Windows replace all my windows. They gave me what I think is a really good quote to replace all 35 windows I have (2 are sliding glass doors, and 6 are low to the ground and 1 near a door so they need to be tempered). The windows are Bayview Monte Verde.

What concerns me is that the current windows have a piece of aluminum around the edge. I think the salesman (Chris) said they would not remove that, but somehow put the windows over/around it. If that's the case, how is that going to be any better insulation than I have now with my old double pane windows?

Also, I'm concerned that this will make the effective window size considerably smaller than it is now, which would not be good.

I'd love your opinion on the above.

Jill, any installation company worth their salt will properly seal and caulk the window opening. It should matter if there is an aluminum piece around the edge. Having said this (and not having seen this) I would say they should remove the aluminum to create a nice clean surface.

Retrofit or insert windows will lose you some glass area, but it is much less expensive than full frame replacement. That's the sort of trade off.

I would suggest getting a few more bids in order to get additional opinions on your best course of action. As well as pricing for both insert and full frame replacement.

Anlin Catalina Quote

I have 3 arch top single hung half round above spring line 44? X 70? and not tempered glass on bottom. The quote is $3085 but because these are bedroom windows should I get tempered glass in bottom frames? Is this a good price?

Rande, I don't think you need the glass to be tempered. If they were in a bathroom, yes, but not for a bedroom. As to the price, it sounds about right -- those can be expensive windows. If this were my project, I'd get another bid or two to check the price. Maybe a Milgard, Amerimax, or Simonton quote. I would expect the Anlin quote to be 20% above these others as that's about the quality jump that anilin provides over these others.

I would get a quote on an Anlin, a Milgard Tuscany or Trinsic model. An Amerimax Craftsman Portrait. And then maybe a high end Simonton model, either an Impressions or a Reflections 5500.

Deeann, the prices look pretty fair to me for the amount of windows, tempered glass, sliding door, etc. Not cheap, but not outside of what I'd expect. The Anlin bid for $800 more is the way to go in my opinion. Anlin Catalina and Malibu are the better products over the Tuscany line.

I might go back to the Anlin dealer and tell him that if he can match the Milgard quote, then you'll sign a work order. See if he bites. Throw it out and give him four or five days to get back to you with an answer. I think $12K is a good price for your project.

Nick, those prices are about what I'd expect for the Anline Monte Verde Bay View and the Del Mar. The price difference between the two is about what I'd expect as well. The Monte Verde BayView is a good mid range window and the Del Mar is more of a top tier window. If this were my project, I would make the decision based on how long I intended to stay in the home. I'd put the over/under at eight to ten years. Over this, I'd go Del Mar. Under this, I'd go Monte Verde. You also may want to consider some additional bids to see if this price is fair or not. It looks like it, but you really never know until you get a few bids to compare it to.

Anlin Monte Verde Windows versus Pella 250

Hi Tom, I was wondering what your thoughts are on Pella 250 series versus Anlin Monte Verde windows, as well as for Pella thermastar sliding door vs. Monte Verde Malibu door.

We have 10 windows and 2 sliding and a local company quoted Anlin for $8,500 while Lowe?s quoted Pella 250 and Thermastar for $10,500.

I was wondering if the extra $2,000 is worth it to go with Pella.

Shelia, on the contrary, the Anlin Monte Verde is a bit better series than the Pella 250. Much better than the Thermostar. Save yourself the $2K and go with the Anlin Monte Verde windows and Malibu door, which is the slightly better window and door! How often do you get to save money and get a better product?

Milgard Tuscany vs Anlin Del Mar Infinit E

We are in Tucson, Arizona. We are replacing 6 aluminum frame windows, 47 x 82 each, with Low E, picture windows, dual pane, tempered glass in white. The Milgard bid is from Lowe's, who uses sub-contractors for installation. The Anlin is dealer installed by their employees. Lowe's bid is $5789.

Anlin's bid is $9487. Is the Anlin product worth the difference of $3698? What are your thoughts regarding the warranties?

Bette, the warranties from both of these companies should be very similar in terms of what they cover etc. I have a tough time telling anyone to use the big box stores for installation. The sub contractors are often paid a very low per-window rate that does not always lend itself to quality work. However, you could buy the Milgard window from Lowes and then go on yelp or craigslist and find a good local installer.

Generally, I consider Anlin a bit better than Milgard but it is certainly dependent on what window you are being quote on.

I like both the Milgard Tuscany and Anlin Del Mar series. If you can get the Tuscany from Lowes and installed by someone with a solid installation track record, I'd say this might be the way to go.

Anlin Del Mar Windows Quote

Tom, I recently got a quote of $20k for approximately 23 Anlin Del Mar Windows and a sliding door. The estimate included install and disposal of windows. Is this a fair quote?

Fernando, the quote is not out of the question, but it doesn't jump out at me as low by any means. I think you need to get a couple more bids to get a better sense of prices and brands before you move forward. I would try and get a bid on the Milgard Tuscany, the Amerimax Masters Grande Series, the Simonton Impressions 9800 and the Simonton Reflections 5500 series.

All of these windows and brands should be available in Los Angeles and they are all more or less on par with the Anlin Del Mar. I defintiely like the Anlin Del Mar, but I think you can probably get a like minded window for less money. The other advantage to multiple bids is that you can take the lower quote back to the Anlin dealer and ask him to match it if he wants the business.

For that matter, you can take the quote of whatever other bids you get and play it off the others to find the best price on the product and the window company that you like the best.

Anlin Bayview vs. Ply Gem Pro Series

Hello Tom - Thank you for you website it has helped me understand the complexity of window replacement. 8 windows. I have received two quotes for very different windows:

Ply Gem Pro Series $3,855 and Anlin Bayview $5,800

Below are the dimension of my windows. I am in Los Angeles County. Any suggestions would be greatly appreciated.

Carla-Anne, both of those bids are pretty solid I think. While the Anlin Bayview may be a bit better window, I'm not sure it's worth $2K more. The Ply Gem Pro model is a decent middle of the road vinyl window and should serve you well in Los Angeles, where the climate is relatively mild.

I would go with that bid, unless you can get the Anlin rep to come down off their price a fair bit (which might not be possible). I would use the Ply Gem bid as bait and see if you can find his bottom. Of course, the same could be said for the Ply Gem rep.

Anlin Windows or Polybau

My personal opinion is that Anlin and Polybau are a better choice than Simonton. They are superior when it comes to air leakage and offer a large extrusion. I really like the Anlin windows, but they can be on the pricy side. Find a good installer and try and get a reasonable price, it is possible, especially if you get a number of price quotes beforehand.

Anlin Windows Reviews from a Homeowner

After recently placing eighteen Anlin windows and a sliding door in my property I must say I am really happy with them. I used American Vision for the installation and while they claim customer service is important to them, I didn't find them overly helpful when it came to fixing problems. While I wouldn't hesitate to choose Anlin again, I would not use American Vision as my installer.

Window Seller Advice

When I was in Northern California all the windows were Anlin and customers never had any complaints. Now I'm in Alabama and the trend I am seeing is lazy installers who put new glass in old frames to make the job quick and easy. Don't get me wrong there is nothing wrong with that if the owner is aware it's happening, but in many cases the homeowners think they are getting a complete replacement. Just be careful and watch your installer to ensure they are doing what they promised.

The Best Manufactures on the West Coast

Ranking the best window companies on the West Coast I would have to go with Anlin, Amerimax, Milgard and Simonton. All four of these windows offer great features and are top quality. I always suggest customers obtain a number of estimates before making a decision. I would choose Milgard over Anlin is that they are not a large company and you want peace of mind that they will be around to honor their warranty in a few years.

Anlin &- American Vision

I saw Anlin windows and those are what I wanted, but finding an installer was a huge problem for me. The prices were absurd, Anlin recommended American Vision and the estimate I received was half of what I had received from other installers. They were quick to do the installation and arrived on delivery day to complete the job. They did forget the deadbolts and it took a few calls to get them to come back to complete the installation, but they were courteous, professional and apologetic. I was very impressed with the windows and installation.

The Best West Coast Window Companies

"If I had to choose a favorite on the West Coast, it would be a tough choice as I prefer Amerimax and Simonton. The top four alphabetically would have to be Amerimax, Anlin, Milgard and Simonton.

As I only work with the windows which you can get in Southern California, chances are if you're somewhere else in the country you may have less or more options available to you. The reason I have chosen these four as my top choices is because they are all excellent quality and they have superior features. I would, however, suggest you get a few estimates before making a final decision.

I haven't had any bad reviews on the Anlin windows. My suggestion is to get a minimum of three quotes which should include installation. Be sure to check the service and warranties on offer before you choose the cheapest quote, you may find one of the more expensive options offer you a better deal.

Anlin or Milgard

Anlin enjoys a good reputation out West. I would suggest you get a bid from Milgard giving you something to compare your quote to. There is a lot of debate as to whether Migard or Anlin is the better product, personally I believe they both make good windows and are very similar. They are both sturdy, visually appealing and durable.
